How It Works

Your net is the sale price minus every cost that comes out of escrow and your loan payoff.

  • Commission: the listing and buyer's agent percentages you enter. Both are negotiable.
  • County transfer tax: $1.10 per $1,000 in every California county, paid by the seller by custom.
  • City transfer tax: six cities here add one: San Jose ($3.30 per $1,000, plus Measure E above $2.3M), Mountain View ($3.30, $15 above $6M), Palo Alto ($3.30), San Mateo (0.5%, 1.5% at $10M), Hillsborough ($0.30) and Sacramento ($2.75). Tiered rates apply to the whole price. Local custom splits these with the buyer.
  • Title and escrow: who pays follows each county's custom. Santa Clara sellers usually pay both; in San Mateo the buyer usually does; Sacramento sellers usually pay title, with escrow paid by the seller or split; Placer and El Dorado commonly split. Title is estimated from a filed California rate schedule, escrow from typical fees.

Not included: property tax proration, final payoff interest, and any capital gains tax. Your title company's estimated closing statement is the final word.
