How It Works
- Equity: your home value minus selling costs (commission, county and city transfer tax, title and escrow by local custom) and your payoff, the same math as the Seller Net Sheet.
- Target price: starts at each area's latest Redfin median sale price. Change it to any home you're considering.
- Prop 19: homeowners 55 and older can carry their Prop 13 base value to a replacement home anywhere in California within two years, up to three times. If the new home costs more than 100% of your sale price (105% if bought in the first year after selling, 110% in the second), the difference is added to your base.
- Capital gains: married couples can exclude up to $500,000 of gain ($250,000 single) if they owned and lived in the home 2 of the last 5 years. Gain above that is taxable federally, and California taxes it as ordinary income.
