How It Works
Lenders look at your total monthly debt, including the new house payment, as a share of gross monthly income (debt to income, or DTI).
- Comfortable range: total debts at 36% of income, the classic guideline and Fannie Mae's limit for manually underwritten loans.
- Stretch range: 45%, Fannie Mae's manual limit with strong credit and reserves. Automated approvals can go to 50%.
- Payment: principal and interest at your rate, property tax at a typical rate for the county (1% Prop 13 base plus local bonds, before any Mello-Roos), homeowners insurance, typical mortgage insurance below 20% down, and HOA dues.
- Loan limits: 2026 conforming limits are $1,249,125 in Santa Clara and San Mateo counties and $832,750 in Sacramento, Placer and El Dorado. Above the limit is a jumbo loan. This calculator allows jumbo with 10% down plus mortgage insurance, but jumbo terms vary by lender and many require 20% down and a lower debt ratio. High balance loans need at least 5% down; standard loans 3% for first time buyers.
Keep closing costs and reserves separate from the down payment you enter.
