Crypto BuyerQuiz

Seven quick questions. Find out whether to convert, sell part, or borrow against your crypto, and the lender rules that apply to you.

Question 1 of 7

What are you buying?

How It Works

  • Standard loans: Fannie Mae counts crypto toward a down payment, closing costs and reserves only after it is sold for U.S. dollars, held at a U.S. regulated institution and verified before closing. It cannot be used for earnest money.
  • Seasoning: lenders review the last two months of bank statements, so converting early means fewer documentation requests.
  • What's changing: in June 2025 FHFA directed Fannie Mae and Freddie Mac to propose counting crypto as reserves without converting it. As of October 2026 the Selling Guide still requires conversion to dollars, though Fannie Mae eligible crypto collateral programs have begun launching through specific lenders.
  • Crypto backed financing: some lenders let you pledge crypto as collateral instead of selling, with collateral and liquidation risk. Terms vary widely.
  • Taxes: selling crypto is a taxable event. Coins held over a year qualify for long term federal rates; California taxes gains as ordinary income.
