San Jose Housing Market: September 2026 Update

San Jose prices are flat and the market is still fast. That is the whole story going into September.

The median sale price is $1,469,200, down 0.8 percent from a year ago. Homes are going pending in 15 days. Almost six in ten still close above asking. Anyone holding out for a San Jose price crash is going to keep holding.

The four numbers that matter

Median sale price: $1,469,200. Down 0.8 percent year over year. Redfin, three months ending June 2026.

Median days on market: 15. One day slower than last year. Redfin.

Sale to list ratio: 102.7 percent. With 58.8 percent of homes closing above the asking price. Redfin.

30 year fixed mortgage: 6.66 percent. Compared to 6.56 percent a year ago. Freddie Mac, August 27, 2026.

Flat is not falling

A 0.8 percent decline is not a correction. On a $1.47 million median that is roughly $11,000, which is less than the swing between two comparable homes on the same street. Prices in San Jose have gone sideways for about a year now. That is a plateau, and plateaus in this market have historically been staging grounds rather than slides.

Volume tells the more interesting story. Redfin counted 1,696 closed sales, up 6.7 percent year over year. More homes are trading hands than last September, which is not what a weakening market looks like. Buyers who spent 2025 on the sidelines have started transacting again. They are simply doing it without bidding prices higher.

Speed is the real signal

Fifteen days is fast by any standard outside of the Bay Area. The national market would call that a frenzy. Here it counts as normal, and it has barely moved, slipping by exactly one day from last year.

The pricing discipline behind that number is what sellers should read closely. A 102.7 percent sale to list ratio means the average San Jose home closes above its list price, and 58.8 percent of them do. Both figures came down slightly from a year ago, by 0.82 points and 2.5 points respectively. Competition is cooling at the margins. It has not disappeared.

Inventory got tighter, not looser

Santa Clara County had roughly 2,700 total listings in July 2026, counting both active and pending. That is down from 3,031 in June. Strip out the pending contracts and only 1,902 homes were genuinely available.

That is the constraint holding the whole market together. Rates sit at 6.66 percent, ten basis points above where they were a year ago, which is enough to keep some sellers locked into older loans and off the market entirely. Fewer listings meeting steady demand produces exactly what the data shows: flat prices, fast sales, and offers still landing over asking.

What this means if you are selling

Price it right and it moves in two weeks. Price it aggressively and it sits, because the buyer pool is disciplined now in a way it was not in 2021. The 102.7 percent ratio is an average across correctly priced homes, not a promise that any list price will get beaten.

Presentation is doing more work than it used to. With 58.8 percent closing above asking, the homes winning multiple offers are the turnkey ones. Deferred maintenance gets priced in hard. If you are weighing what to fix before listing, start with the improvements that actually return money .

What this means if you are buying

Flat prices plus a 15 day market is an unusual combination, and it favors prepared buyers. You are not chasing appreciation right now. You are competing on execution: full underwriting up front, a clean offer, and a realistic read on what 102.7 percent means for your target price band.

Waiting for rates to break is a strategy with a poor track record. At 6.66 percent versus 6.56 percent last year, the market has spent twelve months proving it can absorb this level. Inventory tightening while you wait is the bigger risk than a quarter point on your rate.

Where to look right now

Willow Glen continues to reward buyers who want walkable streets and original character without leaving San Jose proper. Inventory there moves in line with the citywide pace, which means the good listings do not linger.

Talk it through

Every one of these numbers changes meaning depending on your price band, your timeline, and whether you are buying, selling, or both. Happy to walk through what it looks like for your specific situation.
