Urban Oaks Overview
Living inUrban Oaks
Urban Oaks is one of the newest residential communities in San Jose, built as part of the Cottle Transit Village redevelopment in the 95119 zip code. Pulte Homes delivered the first phases starting in 2019, and Tri Pointe Homes is still building today at Lotus at UrbanOak. That timing is the whole story. Buyers here get a genuine choice most Silicon Valley neighborhoods cannot offer: a resale home from the Pulte phases with mature landscaping and an established street, or brand new construction with current floor plans and a builder warranty. Same community, two entirely different buying decisions. The layout was planned rather than accumulated. Walking paths, pocket parks, and open space are woven through the site instead of being left over at the edges. Santa Teresa VTA and Blossom Hill Caltrain are both a short distance out, which is rare for a South San Jose neighborhood at this price point.
Prices, builders, HOA dues, schools and a full buying and selling playbook are in my Urban Oaks San Jose new homes guide.
- 01
New Construction Still Selling
Tri Pointe is actively releasing homes at Lotus at UrbanOak. Buyers can still choose finishes and lot position, which is nearly impossible anywhere else in South Bay at this price.
- 02
Transit Village Location
Santa Teresa VTA and Blossom Hill Caltrain within reach. Highway 85, Highway 101, and Blossom Hill Road all close. Westfield Oakridge and Almaden Lake Park minutes away.
- 03
Strong HOA Management
Well-funded HOA with consistent maintenance standards. Common areas, landscaping, and community facilities are actively managed and consistently well kept.
- 04
Resale and New, Side by Side
Pulte resale homes from the 2019 phases trade alongside brand new Tri Pointe product. That price gap is the single most useful negotiating lever in this neighborhood, and most buyers never see it.

Urban Oaks falls within Oak Grove School District for TK through 8th grade and East Side Union High School District for high school. School assignment is determined by street address, not by neighborhood. Confirm your specific address with Oak Grove School District before you write an offer. I do this for every client before we tour.
School assignments follow the address, not the city name. Always confirm boundaries with the district before you write an offer.
