Home Financing
Home Financing in theBay Area, Explained
I am not a lender. What I am is the person who makes sure you understand your options before you talk to one, and who gets your paperwork in order so approval does not become the thing that delays your escrow.
Not a lender. Somethingmore useful.
Education First
Most buyers meet a lender before they understand what they are being sold. We fix that order. You learn how the products differ and which questions actually matter before anyone pulls your credit.
Introductions, Not Sales
I do not originate loans and I do not quote rates. What I have is a network of lenders across conventional, jumbo, investor and non traditional income files, and I point you at the ones who actually handle your situation.
Paperwork Before It Bites
Most escrow delays trace back to a document nobody asked for until week three. We get your file assembled up front so pre approval and conditional approval move at the speed your offer needs.
How home financing in the BayArea actually works.
These are the categories you are most likely to encounter here. Which one fits depends on your income structure, your assets, and what you are buying. A lender confirms that, not me.
For a neutral, non commercial explanation of the mortgage process itself, the CFPB home buying guide is the plainest source available and it is not trying to sell you anything.
- 01
Conventional
The standard path for a primary residence with documented W-2 income. Terms and down payment depend on your credit profile and the lender. This is the baseline most other products get compared against.
- 02
Jumbo
Bay Area and Peninsula price points frequently land above conforming loan limits, which puts the file into jumbo territory. Underwriting is typically stricter on reserves and documentation, and limits are reset annually, so confirm the current threshold with your lender rather than assuming last year's figure.
- 03
FHA and VA
Government backed programs with their own eligibility rules, occupancy requirements and property condition standards. VA in particular is often underused by qualifying buyers who assume it will not compete in a multiple offer situation.
- 04
DSCR and Investor Files
Debt Service Coverage Ratio loans qualify the property on its rental income rather than qualifying you on personal income. Relevant if you are self employed, if your returns show aggressive write offs, or if you are buying to hold.
- 05
Business Owner Loans (Non-QM)
Self employed or own a business? Non-QM lenders can qualify you on 12 or 24 months of personal or business bank statements, a CPA prepared profit and loss statement, 1099s, or your liquid assets instead of tax returns. Terms vary by lender and usually price above conventional loans.
- 06
Cash Out and HELOAN
If you already own, existing equity can become the down payment on the next property. Whether a cash out refinance or a second position loan makes more sense depends on the rate on your current mortgage, which is exactly the kind of thing to model before you list.
- 07
Crypto Backed
Digital assets can be liquidated or, with the right lender, borrowed against, so you are not forced to sell a position to buy real estate. This is a genuine specialty and a short list of lenders handle it properly. See the crypto real estate guide for the full picture.

Not Sure Which Fits?
Tell me how you earn and what you are buying. I map the paths that are likely to work, then introduce you to a mortgage broker in my network who does that loan every day.

What lenders ask for, beforethey ask.
Pre approval stalls for boring reasons. A missing return, a large deposit nobody documented, a business license that expired. None of it is hard, it just takes time you do not have once you are in contract.
The guide beside this covers what lenders commonly ask for. Requirements vary by lender and by product, so read it as a map of the territory rather than a definitive list. Have this much assembled and pre approval stops being the bottleneck.
If you are not sure which of these apply to your situation, that is worth a conversation. I will walk you through what matters for the kind of purchase you are planning, and introduce you to lenders who work on that type of file.
